Am I required to make my property available to Section 8?
No, you are not required to make your property available to Section 8. -
Are you licensed?
Yes, we are required by law to be licensed. -
Can I reach you after hours?
Yes, we have someone on call 24/7 for emergencies. Non-emergencies we ask that you call during business hours. -
Can you put the money directly into my account?
Yes, we can ACH your funds directly into your account. -
Do you sell real estate too?
Yes, we are able to sell real estate too, however our focus is on managing investment properties first. -
How and when do I get my checks?
We close out our month on the 24th of each month(depending if it falls on a weekend)and send our Owner Distributions that same day. It can take 1 to 5 days for you to receive it depending on how your bank processes the ACH. -
How is rent collection handled?
We collect all rent using our Tenant Portal. Tenants are able to ACH, use a Debit Card, and a checking account to pay rent. -
How long of a lease do you sign?
We do 1 year minimum leases, unless we are working a Short-Term Rental. -
How much security deposit do you charge the tenant?
We collect a security deposit that equals 1 month’s rent minimum. -
How soon can you start managing my property?
If you are not being managed by a Property Management Company currently, we can start managing your property as soon as a Management Agreement is signed. -
What type of properties do you manage?
We manage single family homes, duplexes, triplexes, small multi-family complexes, short-term rentals and some commercial properties. -
What type of reports do I get and how often?
We send an Owners Statement, Cash Flow, Ledger, Payables and Income Statement, however if there is any other statement we have that you may need we can customize our statements for you. -
Who holds the tenant security deposit?
We hold all security deposits in an account, due to the liability of returning the security deposit within 30 days by law. Once we settle the Statement of Deposit, any money owed to the owner is transferred to the owner.
